Is Specialist Disability Accommodation right for you?

SDA is a specific housing support for eligible participants. It is worth exploring through an individual assessment of housing and disability support needs.

Understand what SDA provides

SDA concerns the housing environment. It does not automatically include personal care, supported independent living, nursing or other support delivered in the home. The relevant funding and services need to be considered separately.

Look at the actual housing requirements

Discuss access, mobility, the physical environment and the participant’s preferences. A particular diagnosis, use of a wheelchair or number of daily support hours does not by itself establish eligibility.

Confirm eligibility through the relevant process

Use current official NDIS guidance and speak with the participant’s NDIS contact about evidence and decisions. A provider can explain its available housing but cannot guarantee SDA funding.

Evaluate a specific property

Ask about the location, design, tenancy, costs, housemates and support arrangements. A suitable property on a website may not be vacant. Confirm the actual options, visit arrangements and steps before making a commitment.

Official information

Use the latest official guidance and confirm what applies to the participant’s circumstances.
