What is Specialist Disability Accommodation?

SDA is housing specifically designed for people with extreme functional impairment or very high support needs. Unlike standard housing, SDA properties are purpose-built or modified with features such as assistive technology integration, accessible design and robust construction for assistive equipment. SDA funding is separate from Supported Independent Living (SIL) funding, SDA covers the physical dwelling, while participants contribute toward reasonable rent and receive daily support funding separately.

Improved Liveability, better physical access for people with sensory, intellectual or cognitive impairment: step-free access, wider doorways, improved lighting and acoustics, non-slip flooring.
Fully Accessible, for significant physical impairment: wheelchair accessibility throughout, accessible bathrooms with hoist provision, height-adjustable kitchens, emergency power backup.
Robust, structurally reinforced to withstand impact from behaviours of concern or assistive technology use: reinforced walls and fixtures, impact-resistant surfaces, secure outdoor areas. High Physical Support, for very high levels of physical support: advanced assistive technology integration, ceiling hoists, automated doors and environmental controls.
Specialised accommodation for participants with complex support needs requiring on-site overnight assistance is also available under this category, speak to our team about specific requirements.

Living in Specialist Disability Accommodation

SDA is designed to maximise your independence and choice, including choosing who you live with (in shared accommodation), how your home looks and feels, which support providers you use, and how you spend your time and make daily decisions.
SDA and SIL are separate: SDA covers the physical dwelling, specialised design features, built-in assistive technology and property maintenance. SIL covers personal care, daily living support, community participation assistance and skill development. Many participants receive both, Prime 1 Care can provide SDA, SIL, or coordinate with your chosen providers.
